The objective was to take a moribund space—a former K-Mart—and create a vibrant retail center for the midsize coastal city of Oxnard. Rising to the challenge, Menemsha Architecture introduced a contemporary language for the total facelift that was a drastic departure from the erstwhile big-box—much to the delight of city officials, who granted entitlements within a few months, rather than a more-typical two years. Equally pleased was the project’s developer, as Menemsha’s conscientious interventions not only redefined the center, but maintained the feasibility of the investment. Oxnard Center today, anchored by Star World, LA Fitness, and Smart & Final, attracts a vibrant demographic mix from the city, a nearby naval base, and surrounding coastal communities.
